best buyers agent in south florida elyse berman paThe tables have finally turned.  It is now a buyer's market in Boca Raton and south Florida.  For the past several years, sellers were calling the shots.  Homes received multiple offers. Sellers stood their ground.  Many sellers have not realized the market has turned or come to terms with this yet, as it happened quite recently over the past few months.

 

But it did happen.  We are now in a Buyer's market, not only in Boca Raton but Delray Beach, Boynton Beach and Highland Beach, as well.  In fact, all of south Florida has become a buyer's market. 

 

 Buyers have Options

 

As a buyer's agent in south Florida, when I show property now, I have more and more options of homes to show.  It's been years since I've had this many homes to show or seen this much inventory hit the market daily. 

 

Buyers have more choices now and do not have to race over because someone is going to outbid them.  Days on market are getting longer.  Incorrectly priced homes are just sitting. 

 

Sellers Need to Realize

Why do I Need a Buyer's Agent

 

If you're a buyer, now is your time - especially on resales.  If you've been waiting on the sidelines, get your financing in order and find yourself a great buyer's agent - even for new construction.  If you want to understand why, read about what your buyer's agent  does here - and they're free to you.  Because while some sellers may still today stand their ground, there is usually one who wants to sell.  The key is to find them, and that's your agent's job.

 

Of course, this can vary by community, but I'm seeing it more and more in resales in 55+ active adult communities, gated communities and waterfront condos.  Inventory is higher than it's been in years.  So if you're a buyer and you've been waiting, now is your time.

This is something I'm keeping my eye on too, Elyse! We're not to the point of a neutral market yet but, the shift has begun. We were past-due a correction anyway but, thankfully it's not for the same reasons before that led us to a recession.
