Are You Working With An Agent?
If you call us to see a home you found on our website, you can expect us to ask you one of the following questions: "Are you working with an agent?" or "If you fall in love with this home, do you have an agent who would be writing the contract?".
If you prefer email, then expect that question to be asked and frankly we're not doing anything further UNTIL we have a response for the question.
Why is the answer so critical?
Partly it's respect for you and our peers. If you've got an existing relationship with an agent, we don't want to interfere. We wouldn't appreciate it if another agent tried to heist our clients, so Golden Rule is the name of the game for us. If on the other hand you've recognized the other agent doesn't have the expertise to properly take care of you (e.g. Cincinnati area patio homes), and you don't have an exclusive contract to work with them, then we CAN still help you.
There's a couple of things you may not realize when you find a home on our website: MOST of those homes for sale are NOT our listings. Our website hosts what is called IDX. Basically there's an agreement between brokerages that allows us to show you ALL homes for sale in the MLS. If you look closely, it'll clearly identify the name of the listing agent and the brokerage (and you'll NOT see our name on the bulk of them).
Now if our name WAS on that home, then we've got incentive to show you the home because our job is to sell it for our client, THE SELLER. That's who we work for, so do you see why it's still in your best interest if you have an agent to have YOUR agent show you the house rather than the listing agent?
Further, if our name is NOT on the listing and you DO have an agent, you're basically asking us to be a free door opening service. Buyer's agents get paid ONLY when they complete a sale for you, so even if you love the home after we showed it, but you have your agent write the contract and get you to the closing table, YOUR agent is the one that gets paid. Since we're a business, you can see why working for free with ZERO hope of getting paid is NOT good for us and why we'll decline to show you a home that we don't have listed.
And please don't fib to us and say you don't have an agent when you do. Sooner or later the truth will come out.
