I always advise sellers to take care of these items prior to listing, if possible, so we have no surprises later on. I would also add that buyers like to see a clean, well-kept home.

Going the Extra Mile for a Seller
The time has come to put your home on the market. Where do you start? Here are some important items when getting your home ready to put on the market. You know the home should be clean, important to make those repairs you have planned to do for the last year, and you have found another home to purchase!
Calling a Realtor will assist you in making the correct repairs and/or changes to your home that must be done to adhere to safety, or to make your home more desirable to potential buyers. This in turn will help it sell quicker! This time of year is perfect to prepare your home for sale right after the Holidays!
Some items to consider -
~ If vacant, you may want to think about staging, as this will make the home feel warm and lived in.
~ If your things are collecting dust, you probably don't need them, and best to de-clutter, especially the nick-nacks.
~ If you know there is a leaky faucet, or worse, leaking under the cabinet, these items need to be repaired and/or replaced. Cracked windows need to be repaired/replaced. If there is chipped or peeling paint on the exterior of the home, the home will need to be painted to get an FHA loan. Any health or safety items that you "have lived with", but know of them, need to be done. They will come up in an inspection.
~ Fresh neutral paint is a great idea if the walls have not been painted in a few years.
~ Does the carpet look old, scratches in the hardwood floors. Time to shampoo or maybe sand the floors?
To go a Bit Further -
~ Does the roof look OK visibly? I have a company that will come out FREE and do an inspection, and give estimates if there are repairs needed.
~ Has the furnace been cleaned lately, how old is it? It may be a good idea to have an HVAC do an inspection.
~ If the electric panel is mid 70's there may be a chance for aluminum wiring, and may have it inspected.
~ If a home has large trees, and the home is older, it may be time to have the sewer line inspected, as this can be an hefty expense.
Many items are discussed to be sure when I give the seller a net sheet of approximately what their proceeds should be, it is nice to know the big ticket items won't take from that bottom line once the inspection has been completed.
Now is a great time to get these items repaired and/or replaced so your home is ready to be listed after the Holidays are over.
