Sellers, Please Open Your Boca Raton Door!
If you're a seller in today's market, please open the door if you want to sell your home. I have just spent 3 frustrating days with a buyer only to be told by various sellers, through their agents, that the house could not be shown at this time or that time. They gave various reasons. One had dishes in the sink. Another had a doctor's appointment. Still another said the house wasn't ready for showing until after 4:30.
I met my buyer at one house as a starting point. I had planned our whole day from this house on. I got a call 2 hours prior that the owner was home, but we wouldn't be allowed in until after 4:30 pm - 2 and 1/2 hours later! My buyer had an infant with her. We were on a tight schedule while the baby slept. Bottom line - we never saw the house. The buyer was annoyed and decided not to go back later on. The seller lost this showing forever! How foolish!
Sellers please note:
1) I know you want your house to look perfect for showings. I realize that. But you need to understand that some buyers are on a time limit. They don't care if you have dishes in the sink. That will not prevent them from making an offer on your house. I assure you of this. They don't care if your bed isn't made. Ok, maybe they'll say, she's a bit messy, but that will not stop them from making an offer either.
2) But, if you don't open the door, they can't see the house! It's as simple as that! We are in a buyers' market. Qualified buyers are hard to come by. If you seriously want to sell your home, then open the door! Don't lose any showings!
3) Buyers want to see the house - what type of flooring you have, what type of kitchen cabinets and counters you have, the backyard. They want to see the space, the layout, the closets - yes, even if they're messy. If your laundry is piled in the laundry room, throw it in the machines for the showing! Don't miss the showing!
4) Many homes today have electronic lockboxes which allow Realtors entry when no one is home. If you're not happy with this method of showing, then arrange for someone to be there. But, again, I urge you - Don't lose any showings! There is too much inventory on the market today. If the buyers cannot see your house when they want to, they will move on.
Sellers, please open the door if you want to sell your home!
