Low inventory suggests that homes are not sitting on the market for very long. That is the market we are in. Low inventory continues in Boca Raton with some houses getting multiple offers coming in.
I wouldn't expect home prices to run up quite as fast as they did back in 2006 as banks have gotten a lot stricter on lending guidelines and are no longer giving a loan to anyone with a pulse. But, low inventory and rising mortgage rates, which seem to be coming, is one indicator that prices will continue to rise.
We saw a mixed bag in Boca Raton FL in November. Closed sales of single family homes showed a significant decrease while condos, villas and townhomes showed an increase in the price of closed sales over the prior month. Days on market remained pretty much the same.
Boca Raton Real Estate Market Summary
In December 2017, the average list price for single family homes in Boca Raton FL was $ 682,268. The list price per square foot for single family homes in Boca Raton was $ 237. The average list price as well as average list price per square foot showed a significant decrease from last month.
In December 2017, the average sold price for single family homes in Boca Raton was $ 635,964 with an average price per square foot of $ 225. The average sold price, as well as average sold price per square foot, also decreased this month over last. Average days on market was 96.
In December 2017, the average list price for condos, villas and townhouses in Boca Raton FL was $ 293,311. The list price per square foot for condos, villas and townhouses in Boca Raton was $ 191. Average list price as well as price per square foot showed an increase this month over last.
In December 2017, the average sold price for condos, villas and townhouses in Boca Raton was $ 281,150, showing an increase over last month. Average price per square foot was $ 189, also showing an increase in price per square foot over last month. Average days on market was 86.
We saw a mixed bag in December. Prices of single family homes showed a decrease while prices of condos, villas and townhomes in Boca Raton FL showed an increase with both days on market remaining basically the same.
